Rewriting the rules of brick-and-mortar retail with blockbuster intellectual property
Shinsegae Group is making a strategic bet amid a seismic shift in the global media industry. It will make an indirect investment of $1 billion, or about 1.4 trillion won, in the acquisition of Warner Bros. led by Paramount Skydance Group.
Shinsegae Property will participate by acquiring newly issued shares tied to Paramount Skydance’s merger transaction with Warner Bros. The move goes beyond a simple financial investment. It is an aggressive effort to secure the group’s future growth engine by leveraging a dominant portfolio of global entertainment assets.
The core strategy is to create a powerful fusion of retail and entertainment. Shinsegae plans to bring the formidable intellectual property of Hollywood heavyweights Paramount and Warner Bros. directly into its brick-and-mortar retail spaces to create an unparalleled customer experience.
The competitiveness of Hwaseong Starbay City, the massive theme park Shinsegae Group is ambitiously developing, is also expected to receive a major boost. The deal opens the door for exclusive use of global mega-hits as theme-park content, including Paramount’s Mission: Impossible, Star Trek and Top Gun, as well as Warner Bros.’ Harry Potter and Game of Thrones, alongside existing global partner Paramount’s properties.
Innovation in physical spaces will also accelerate. Immersive attractions and a variety of themed areas based on the two media giants’ intellectual property are expected to be created across Shinsegae’s portfolio of mixed-use shopping centers, including Starfield, Starfield Market and Starfield Village.

The expansion of its online platform ecosystem is another key focus. Shinsegae Group is exploring ways to link the integrated membership program of its online and offline affiliates, including E-Mart, with global over-the-top streaming services such as HBO Max and Paramount+. With the two platforms’ combined subscriber base exceeding 200 million, the tie-up is expected to expand customer reach in global markets and create a powerful lock-in effect.
Over the longer term, Shinsegae is also considering joint content production with Paramount Skydance Group. Late last year, Shinsegae Group Chairman Chung Yong-jin met in the United States with David Ellison, co-CEO of Skydance, to discuss broad cooperation, including the development of products using Paramount intellectual property. That meeting helped lay the groundwork for the blockbuster deal.
A Shinsegae Group official said, "This investment is a key steppingstone toward diversifying into a new business area that fuses retail and entertainment." The official added, "Through this opportunity, Shinsegae Group will make the leap to become a platform company leading Asia’s content market."
